The offering consists of four parcels situated in a rolling valley at 7,100+ elevation.  Other portions climb to 7,450' and feature breath-taking views of the North and East Ranges of the San Juan Mountains surrounding Pagosa Springs.  Chimney Rock , revered by the Anasazi ancesters of the Ute Indians, is framed by colorful sunsets from the ranch's Peterson Ridge.  Just to the south lies Broken Off Mountain, a landmark for early travelers and the border of the Southern Ute Reservation.   Hidden on the mountain are ancient Anasazi Indian ruins.

Much of the land is in pasture, some of which is fenced.  Portions are heavily wooded with pine, juniper, spruce, oak, fir, chokecherry, and other native trees.  Wildflowers abound in the spring and summer.

Headquarters for the ranch is the historic 1920s style home, built from timber harvested on the ranch.  There is an old 'cow barn' made from hand-hewn timbers, as well as other outbuildings.  The original 3-seat privy still stands near the ranch house.

Scattered around the ranches are numerous excellent building sites, each with its own incredible views.

There are two wells on the property, which have been used over the years for domestic consumption, irrigation, and livestock.

Elk, deer, bear, mountain lions, and wild turkeys roam freely on the ranch at various times of the year.
